Pulau Sebarok

I have added 5 lots of Mapletree Logistics Trust (MLT) at $1.06 to my portfolio. It is the only S-REIT that has an island in its real estate portfolio. Yes. You read that correctly. A real island! No kidding! >___<" Pulau Sebarok is a 46.8-ha island off the southern coastline of Singapore, and accessible via a short ferry ride from Singapore mainland. The property features large oil storage tanks with dedicated pipeline systems, pumps, roadways and ancillary buildings that have been purpose-built by the lessees.. The two companies currently operating on the island are Singapore Petroleum Company Ltd and Royal Vopak. I like MLT's reasonable gearing level, healthy WALE, good mix of quality tenants and increased focus on organic growth. Furthermore, quite a number of its properties in Japan are freehold. Lastly, it has a strong sponsor.

Last week, I have received a few emails regarding Sabana REIT's horrendous drop in DPU. Well, I have already divested Sabana REIT last year because I have doubts that the management is able to find new tenants to replace the Master tenants who left. So, I decided to switch my funds to better options like Mapletree Industrial Trust and Mapletree Logistics Trust. Both MINT and MLT are lower-yielding than Sabana REIT back then, but I value stability more. It seems like I made the right decision. ^^

I love islands!

  1. Hi DW,

I noticed a typo in your post. Should be $1.06 not $1.60 :)

  3. Hi dw, how do you find first resource and Sarine tech? These 2 stocks have been on steady growth.

  4. Hi DW,

I've been following your blog for sometime now and I would like to say a big thank you for these guides/info you've posted :)

One question, I am divided between getting Mapletree Logistics Trust and
Frasers Centrepoint Trust and I can't really decide which to get (can only invest in one for now). Appreciate if you could shed some light here. Thank you!

  5. Hi bb,

I am not very knowledgable on first resource and sarin tech. As far as I know, both are in cyclical industries. So, they are not resilient to economic downturns IMO.

  6. Hi Tommy,

Thanks for supporting my blog. ^^

Your question is a tough one. In fact, I often find myself asking similar questions too. >__< LOL...

My advice will be to compare REITs within the same sector. For example, MLT should be compared with other industrial/logistics REIT, and FCT should be compared with other retail REITs.

However, if I really have to make a choice right now, MLT is better. Higher yield, longer WALE, low interest repayment, a number of freehold properties, stronger sponsor, future organic growth. Lastly, FCT's Bedok Point is not doing well and it will be funding the acquisition of changi city point with debt and equity. The price may dip.

  7. Hi DW,

Noted. Thanks for the advice! Appreciate it!

On the same note (comparing REITs within same sector), comparing CACHE Logistics Trust and Mapletree Logistics Trust, on paper it seems CACHE Logistics Trust would be a better choice, am I right to think that way?

    Thank you!

  8. Hi DW,

I'm really impressed the way you managed your stocks

I'm looking at CACHE for quite a long time, and looking into getting it as my first stock in my portfolio. Hope that I could get a more experienced view on CACHE from you. :)

  9. HI DW,

Can I ask if i am new to all these getting dividends thingy, is there anywhere i can read for more info?

How do you know where to start to start investing to start building up your portfolio?

How much did you start investing with and how long before you started to make money/profits out of it?

  10. Hi DW

I bought some lots of starhub and m1 this month of April. Will i still be entitled to the dividends?

  11. Hi DW. You have 30 lots of AIMS. Are you concerned about the potential warehouse/industrial space over-supply from 2014 to 2016?

  12. Hi DW,

I am from Malaysia and I have been reading your blog for quite some time. You have been an inspiration for me to start my journey in investment.

One question, how do you find attractive investment in an yield-compressing environment? As you see REIT in Malaysia has not been very attractive, what would you do during these time?

  13. Hi DW,

Quick question, I notice you have Neratel in your portfolio. What do you think about holding that counter long term and do you plan on adding more?

I am newbie in this world and trying to start from small but no idea how much I should try with.

  15. Hi DW,

I have about 30,000 set aside for investment, what strategy should I employ to build up my investment portfolio?

Should I invest short term in high liquidity stocks to build up my war chest or should I take a long term approach.

    Thanks!
    JC

  16. Hi sir,

I chanced upon your site after looking at hardwarezpne forum. I'm very impressed and inspired to see your progress!

I'm a newbie hence the noob question, but is there a way I can track down easily which company can give dividend in which month? I want to earn dividends every month of the year.

Do people think this way when looking at dividends or just research which company gives max divy? Thanks for answering. Cheers !
