For the month of April, I will be collecting a total of S$1,620.30 in dividends from M1, Starhub and Suntec REIT.
- M1: S$994
- Starhub: S$500
- Suntec REIT: S$126.30

I have added 5 lots of Mapletree Logistics Trust (MLT) at $1.06 to my portfolio. It is the only S-REIT that has an island in its real estate portfolio. Yes. You read that correctly. A real island! No kidding! >___<" Pulau Sebarok is a 46.8-ha island off the southern coastline of Singapore, and accessible via a short ferry ride from Singapore mainland. The property features large oil storage tanks with dedicated pipeline systems, pumps, roadways and ancillary buildings that have been purpose-built by the lessees.. The two companies currently operating on the island are Singapore Petroleum Company Ltd and Royal Vopak. I like MLT's reasonable gearing level, healthy WALE, good mix of quality tenants and increased focus on organic growth. Furthermore, quite a number of its properties in Japan are freehold. Lastly, it has a strong sponsor. Last week, I have received a few emails regarding Sabana REIT's horrendous drop in DPU. Well, I have already divested Sabana REIT last year because I have doubts that the management is able to find new tenants to replace the Master tenants who left. So, I decided to switch my funds to better options like Mapletree Industrial Trust and Mapletree Logistics Trust. Both MINT and MLT are lower-yielding than Sabana REIT back then, but I value stability more. It seems like I made the right decision. ^^

I am not very knowledgable on first resource and sarin tech. As far as I know, both are in cyclical industries. So, they are not resilient to economic downturns IMO.

Your question is a tough one. In fact, I often find myself asking similar questions too. >__< LOL...
My advice will be to compare REITs within the same sector. For example, MLT should be compared with other industrial/logistics REIT, and FCT should be compared with other retail REITs.
However, if I really have to make a choice right now, MLT is better. Higher yield, longer WALE, low interest repayment, a number of freehold properties, stronger sponsor, future organic growth. Lastly, FCT's Bedok Point is not doing well and it will be funding the acquisition of changi city point with debt and equity. The price may dip.

On the same note (comparing REITs within same sector), comparing CACHE Logistics Trust and Mapletree Logistics Trust, on paper it seems CACHE Logistics Trust would be a better choice, am I right to think that way?
