Loaded Frasers Centrepoint Trust

Sorry for the lack of posts for the past 2 weeks. I have been really busy with work. Still is. So, I am going to make this a short post. Last week, I added 2 lots of Frasers Centrepoint Trust (FCT) to my Dividend Portfolio.

Reasons:
  • Strong organic growth - asset enhancement at Causeway Point to be completed in phases
  • Acquisition of Bedok Point later this year
  • Annual Yield of ~5%
  • Reasonable gearing of  ~31%
  • FCT's heartland malls see huge human traffic
  • I want to own a piece of every major mall in Singapore because Singaporeans love shopping. Secondly, the tourism sector is booming. :P

  9. Clarke Quay (CMT)
  10. Clementi Mall (SPH)
  11. Funan DigitaLife Mall (CMT)
  12. Hougang Plaza (CMT)
  13. IMM Building (CMT)
  14. Junction 8 (CMT)
  15. JCube (CMT)
  16. Lot 1 (CMT)
  17. Marina Bay Link Mall (Suntec REIT)
  18. The Paragon (SPH)
  19. Park Mall (Suntec REIT)
  20. Plaza Singapura (CMT)
  21. Raffles City (CMT)
  22. Rivervale Mall (CMT)
  23. Sembawang Shopping Centre (CMT)

Hopefully, Bedok Point, Changi City Point and iON Orchard will follow soon. I am trying to add MapleTree Commercial Trust at $0.86 since the stabilisation efforts have already ceased.

Hi DW,

With the buying of share <5k or 8k, wouldn't you have to pay a bigger percentage for commission?
Unless the market fall badly which is a good time to buy, otherwise have to wait for price to rise significantly to made profit

Yes the assets under FCT are indeed attractive, I think I'd give it a look too. Normally these commercial REITS are traded at a higher premium at only about 5~6% yield.

Just wondering, as the name suggests, CentrePoint at Orchard is also under FCT right?

Just went to their website and checked their portfolio, seems Centrepoint is not under them.
Hehe, anyway Causeway point and North point are also very good!

After bedok point, FCT should have changi point also :) Basically all the malls under the post fix 'point' are under them, haha :)
