For the month of October, I received S$132 in advance cash distribution from Sabana REIT, courtesy of a private placement. Sabana REIT is using part of the raised funds to acquire 508 Chai Chee Lane. The property has a balanced land tenure of 46.5 years. It is strategically located next to the PIE and is about 5 minutes drive from Bedok and Kembangan MRT stations. The vendor (AMD) will lease back at least 50% of the space. Hopefully, Sabana REIT is capable of finding quality tenants for the remaining 50% vacancy.

CityVibe Mall was put up for sale last week. It is in close proximity to Clementi Mall. Perhaps SPH REIT can consider acquiring CityVibe Mall and integrate it with Clementi Mall., similar to the synergy created between Bugis Junction and Bugis+ Mall. A link bridge could be built between CityVibe and Clementi Mall. The new owner of CityVibe Mall can choose to divide the large floor plates into smaller units in order to increase rental income.

Seems like Seletar Mall is coming along nicely. ^^

Ben Bernanke decided to delay tapering for now. This was a boost to REITs and dividend stocks. However, I do not think tapering will be delayed for long. Tapering should start by December 2013. Anyway, I will remain vested in REITs.

October could be a month of market turmoil as the US government is shut down. The debt ceiling limit is approaching fast. The US is facing the possibility of a default by mid-October. Maybe they will kick the can further down the road.

Stay Safe,
