Over the next few weeks, various S-REITs will be releasing their quarter results. I started reviewing the S-REITs in my portfolio since the previous quarter. I shall continue to do so. Generally, I am expecting a good quarter. So, stay tuned.

Even after a record rally in 2012, the prices of S-REITs continue to rise. If you want to enter the REITs world now, I am afraid you are very late to the party. Careful selection is paramount now. Do tread with caution. Choose REITs that have future catalysts. For example, Suntec REIT still has room to grow after its AEI is completed in 2015. Starhill Global is collecting more back-dated rental from Toshin.

Hi DW,

Although a large part of my portfolio is still made up of S-REITs, I have diverted a significant proportion of my resources towards investing in undervalued stocks as undervalued REITs are harder to find now.

Do you have any plans to do the same to possibly bolster the returns from your investments this year?

Hi AK,

Yes. I have been looking at other stocks besides REITs. However, none of them meet my investing criteria yet.

Value is just one of the factor I use to choose stocks. I also use major social demographic trends to guide my investment.

IMHO, there are 2 major trends over the next 2 decades. Aging population and the rise of regional hubs in Singapore. E.g. Jurong, Woodlands and Marina Bay.

Hi DW,

I'm in my early 20s and i have about $5.5k saving, planning to invest in blue-chip to collect some dividend. Tho its a small amount, I hope it will grow slowly while I accumulate more saving ;)

Do you have any advise on which lot i should take ?
1 lot of singtel and maybe either smrt/singpost ?
Or I should just invest in 5 lots in smrt/singpost?

Thanks!

Analysis on Industrial S-Reits :

Cache Log , Mapletree Industrial and Aimsampi Reit are going below 6% yield real soon , don't miss out !

(Cambridge Reit is already below 6% yield , A-Reit and Mapletree Log are already below 5.5% yield .)

Dear Mate,

I was posted to Singapore not too long ago and realized that inflation here is extremely high. I was looking for some investments so that my savings will not be eroded by inflation. Was searching around the internet and found that REITs are doing quite well in Singapore. Also found your blog while searching and seems that you have a good portfolio and very well verse in REIT dividends. I am very impressed by your knowledge and wondering whether you can help out a newbie like me. I am not well verse in the local market since I came here not too long ago. Perhaps if you are convenient, can I get some tips from you e-mail? I may also need to clarify some questions that I have in mind. Can you e-mail me at jackanderson_80@yahoo.com? Hope to hear from you soon.

Cheers mate.
